Dude. You are buying your first home. In Los Angeles. And you have
absolutely NO IDEA what you are doing. Let the freakouts commence. I
first got in touch with Steven while Husby and I were in the
prequalification process...I should also add that we were clients-to-be
with some pretty unique requests in terms of what we wanted in our first
home. With that said, Steven was completely on point in guiding us the
entire time to make it all happen. We probably spent HOURS on
the phone (he is hilarious to boot, btw)...and after the first
conversation I knew that this was the guy who was going to treat me like
family. I'll be honest with ya, sometimes he is going to tell you
things you don't necessarily wanna hear, bet he KEEPS IT REAL. Another
realtor might have just glazed over certain things and left us hanging
out to dry with a hot mess once it was all said and done. I totally
freaked out a few times during those last thirty days, but Steven was
always there to talk me off the edge. He was super accommodating
to our crazy schedule ( I work nights and Husby travels a lot)...always
ready to just show me even just one house at the last minute if I
thought it could be "the one". He's an expert in his field and
was always careful to explain what every term meant and how it would
effect us in the long run. Countless bundles of paperwork and deadlines
were never an issue, because Steven was always two steps ahead of the
game! Always in touch with our mortgage broker and the sellers, he
continued to make sure we got the best deal and that the sellers stood
up to their end of the bargain. Do yourself a favor, buying a
home is crazy enough and this guy fought tooth and nail to ensure we
didn't get pushed around during escrow...and you seriously cannot even
put a price on something like that.
The process of buying a home terrifies me in a multitude of different ways. First
off, you need several thousand dollars to do it, at least ten thousand.
Then, once you have several thousand dollars, you have to figure out
how to figure out where you want to live for the next several years, at
least five or so, right? Then you have to figure out how to
translate your dream of homeownership into the reality of homeownership,
IE how to take the mental image of the palace you've always dreamt of
and translate that into what you can actually afford as a real-life
adult. When I say that this process terrifies me, I'm only
partially kidding! I've seen it go down, and that inside info has made
it feel much more accessible. My big brother had several thousand
dollars, and an idea of where he'd want to live, and Steven DeVore
helped him through every step of the process! My brother enlisted
my help in his home search because he knew I'd be able to help him spot
a gem- and because he knew he'd never be able to keep all the details
of all the different places he'd have to look at straight. He was
looking at homes in the West Valley, ranging between 350,000 and
425,000... like most home buyers, we looked at all the lower end stuff
first, and then realized he'd be more comfortable with less cash each
month but fewer shag carpets underfoot each day! Steven probably
showed us 15-20 properties, and was patient, helpful, thorough and
always willing to go the extra mile. He dutifully turned up listings
that were closer and closer to perfect until my brother was ready to
start making offers. Steven was a great asset in our search- he knows
the market, and he was able to help us shape an offer that gave us a leg
up over other buyers. It's been a year or so since my brother
moved into his new place, and he's so happy there that I really
shouldn't be afraid of buying my own home one day... especially since I
know who my realtor will be!!! Maybe I should start saving those
thousands of dollars??
The short version of my review: Steven is the best. You want him
negotiating for you regardless of the circumstance. He will always tell
you exactly what he thinks, and you will be impressed with the service
he delivers.
Long version:
In 2007, I used Steven as my
attorney in a landlord/tenant dispute. My landlord decided that I needed
to replace her 1970's refrigerator for a brand new fancy refrigerator
with my deposit money. Additionally, she wanted to charge me for what it
would cost to hire a company to redo the flooring, when her husband was
going to do it himself for 90% less. One phone call from Steven, and I
had a sizable check in my hands and no more headache. We kept in touch
and later, when I began the process of buying my first house, Sterling
Realty was my first call. Steven not only showed me as many
listings as I could possibly want to see, all within the exact
parameters of what I told him I was looking for, Steven also helped me
avoid several problem homes that in retrospect were clear money pits. He
didn't just want to make a sale, he wanted me in the best home
possible. Having a real estate broker that also has experience as
an attorney made me feel confidant that my family's most important
financial commitment was in safe hands. He handled the negotiation for
my home exactly like he handled the landlord/tenant dispute years ago.
Let's just say, I was very pleased. I would say use him, and you won't
have to ever think twice about whether you picked the right real estate
person to list your house or help you find your new home.

the right home, as well as making it through escrow. He was there for us

months for us!) or short as the house hunt will take. Not only can he
spot a fishy contract, he will fine tune yours to meet your needs. Plus,
I didn't know how much of a relationship you were going to establish
with a real estate agent but you definitely want to click with them
because it can be a long and arduous process. I also didn't realize how
important his relationship with other agents was going to be. The
quick story with our house goes like this: First offer gets denied.
We came in 3rd out of 5. Selling agent contacts Steven a month later
to see if we were still interested because their first offer fails to
have funds! Awesome for us & we get the house!! What we
didn't know was that Steven had contacted the selling agent after our
offer was passed up to let him know that we really loved the home and if
for some reason it falls out of escrow (like it did) to contact him. I
truly believe that one extra step made the difference in getting our
home. Especially since there was another offer better than ours but he
only contacted Steven. House hunting in my opinion is a pain in
the butt and can be so stressful. I just know that with Steven's help,
we were able to get through this with ease. Thanks for being so
patient with us and going above and beyond to make it so simple. You
made house buying enjoyable!!

If you're buying or selling I have two pieces of advice. First, talk to Steven De
Vore, and second, actually do what he says. Steven helped us to sell our house
in Encino in March 2015, and we were thrilled to have decided to work with him.
In December I got a job in San Francisco and we had to be there by March. So
not exactly a favorable home selling situation. We had a tight timeline, and it
was not an active time of year for real estate transactions. Steven talked us through the entire process. He really listened to all our goals and made sure that together, we came up with a game plan to address everything. That was key to me, lots of real estate agents will talk to you and tell you all about what they do, but Steven was very good at listening first
and then talking. One of the main draws in selling a home are the pictures posted online, and
Steven really came through here. We have 2 small children, so when he came over
to visit, our house was a disaster. He took the time to walk through the entire
house to tell us what needed to be done for photographs. He was even willing to
talk on the phone or come over after our children were asleep, so we could
focus. With a slight bit of prodding, we managed to get the home clean and the
pictures looked amazing. Comparing the photos from the home listing when we
bought to our listing when we sold was eye-opening. A professional photographer
makes all the difference in the world. Another draw for selling is the price listed at. We, of course, wanted to list as high as possible, and Steven was very patient with us. He also had great insights about the strategy of various price points and how pricing strategy
can help a seller. He told us what he thought the home would sell for, but then
let us list for just above that. After a month of constant showings but no
offers, we lowered it to the price he recommended and the house sold within a
week at asking. The service that Steven provided us throughout the entire process was second to none. He was on top of it from the moment we called inquiring about working
with him until we got on the 101 North to San Francisco. He was always willing
to answer any questions we had and made sure we understood what was happening.
My wife, who some might describe as high maintenance, is the type of person who
will ask a question five different ways to see if she gets the same answer each
time. Steven was always willing to answer all questions and was incredibly
thorough and detail-oriented.
Steven Devore is absolutely super. He got me in my condo during a sellers market in a very desirable area, first and only bid and I was against a cash offer. He has charisma and knows how to talk to people. It was my first purchase and as anyone knows this can be one of the most nerve wracking moments of ones life and I have to say Steven helped me through all of it. He's a concierge of sorts with heaps of knowledge. He's actually helped me and my family and friends sell and buy property and all of us have been very happy. My timeline was a whirlwind. My very first call to Steven was July 31 and I closed September 15. And I love my place. Thank you Steven.
